New
Specializes in custom floorplans that offer form and function while also keeping in mind building costs. Flow of a room is important, as well as comfortability of main living areas. Sizes of rooms are important for both feel as well as cost of building. For example, a 10ft 4in wall will waste a lot of drywall. Can make plans for any state in the US and can have it engineer stamped in any of the following states: NY, PA, NJ, OH, WV, NC, SC, LA
Remodel
I can provide blueprints, engineer stamped or not, for remodels of both houses and remodels regardless of how small or large. I can come up with a floor plan or work off of your own diagram

Water Treatment Systems
Whether you need a large treatment facility for a campground, a whole house water softener, or rain collection and treatment for an off-grid cabin, I can draft up a plan and list of materials needed
Campgrounds
I have experience with camping and glamping sites, and can do RV parks and more. Waste water treatment, water filtration systems, and more

I can provide blueprints for a wide range of residential buildings including ranch, two story, with/without basements, barndominimums, stick built, post-frame, ICF, etc.
Commercial
Blueprints and engineering available for any type of structure. I have experience with duplexes, triplexes, veterinary clinics, and more, some examples of which can be found in my Portfolio section. Can spec standard stick built, ICF, and more
Septic Systems
Perc Test
All septic designs require a perc test to be done which is a two day process where I come out on site to dig holes to look at the soil structure, then find out how fast or slow water will drain from them. A mini excavator or back hoe on site is needed for the “deep hole test” where we dig down 4-6ft or until we hit ground water or bedrock. Two 18” holes are then hand dug by me for the water percolation speeds. I will perform the perc test myself if you are located roughly within one hour drive of Marathon, NY. If you are farther than that, we can talk about having a contractor perform the test and send me the data
Septic Design
Any type of septic system can be planned from standard, to shallow absorption, to fully self-contained systems. All systems will require percolation data to design around. Blueprints will be engineer stamped and consist of minimum three pages which include tax map, contour map, and system details
